We are thrilled to announce the completion of our newest, and most luxurious, waterfront lodge.


Cormorant is our fabulous new lodge set right on the shore of Lake Menteith and it is ready to accommodate guests.

For years we have dreamed of building a cutting-edge, modernist lodge and now that dream has been realised!

Cormorant has 5 metre glass walls with stunning views of the lake and Goodie Burn. Upstairs has a massive bedroom and bathroom with steam room, and there are 2 more luxurious en-suite bedrooms downstairs.
Victoria has created a beautiful interior based around a Timorous Beasties pattern of eels which ties in with the old eel trap in the burn outside. A large hot tub and fire pit extend the luxury to the outside of this unique location.

Unfortunately Stirling Council have still not granted us a short term let licence so we are unable to charge for the Lodge until this is in place (long story... see below*)

Good news is that we will be offering guests the opportunity to stay in Cormorant in return for a donation to a local charity (we have chosen Start up Stirling



The original Cormorant lodge had to be demolished due to subsidence issues and the new lodge has taken over a year to rebuild. Unfortunately, we are currently unable to rent it out as we do not have a short term let licence.

The Scottish Government introduced legislation that required all short term lets, including self-catering, to be licensed. The legislation has a number of aims, including safety and a desire to help free up housing stock, including in some rural areas where domestic houses are used as short term lets and locals can feel priced out of the housing market.

Our Lodge has a restricted consent and can only be used for short term lets so does not impact that. It is also built to the highest of standards and meets and exceeds safety requirements.

If we had been able to apply for a licence before 1st October 2023 we would have been able to continue trading, however a number of certificates are needed before that can be done and these were not available until the build was complete. The Scottish government legislation includes offering a temporary licence but Stirling Council are not willing to offer this to us (although with our legal team we continue to press!) It's a complicated but frustrating situation and we are hopeful it will be resolved soon.
